How do I determine value of a domain

I looked on this site and I couldn't find a DIRECT answer to my question, so excuse me if somewhere this information is listed.

I am trying to find good guidelines on how to determine for myself the value of a domain name that has not yet been developed or that does not yet have traffic. I have to decide out of the domains I have which ones I should develop first.
I know of course .com is best, and short names. But how do I determine the value of the advertising opportunity (keywords)? How do I determine the search frequency? I want to make sure I invest in the best ones to start with.

And asking around here, mainly resellers, you are likely to be lowballed, if you even get a response at all.
