What factors increase the value of a DN when developing?

I would like to know that what are the factors that increase value of a domain name in $$$ after its developed.

Is it PR or age or content......?

What will you say?

Traffic is a big factor. If nobody is coming to your site what's the point and value. Social marketing would surely drive traffic and SEO up. I don't develop sites so that's just my opinion.

How much money you are making from the domain will obviously increase it's value.

At the end of the day, it's Rev / Traffic. You can have the best content in the world with no traffic or rev, or a website with the weakest content but somehow generates thousands of uniques and it's going to sell for more.

Original concepts > anything.

PR? You mean Page rank that is as dead as dead? I feel another rant coming on, this time not about how estibot is essentially useless and people should stop using it, but about how useless PR now is.

Stop worrying/focusing/being concerned with PR and focus on either original ideas or providing value for your readers/potential readers.

because its historic.

Public PageRank Updates DIED on December 6th, 2013. Yes, almost 2 years ago. So based on that alone how can anybody possibly know the latest PR of any given site?

I got a PR2 site, but I bet if Google was to do a public PR update it would lose that because I havent given it any love or attention for about a year.

So to answer your question here are some things I know increase a sites value:
  1. High quality orginal evergreen content.
  2. Genuine social media profiles (no fake likes etc)
  3. Genuine mailing list with plenty of subscribers.
  4. Clean site profile (no bans or penalties).
  5. Income (and proof of it). This is probably one of the biggest imo. Its better to have a crap site making money than a good site not earning a dime when it comes to selling.
