in 90% of domain sales I receive funds first, transfer after. Buyer is creating account as we speak.

how do you get them to send you money first? how do you make them trust you enough to send you the money first before you transfer, considering they have never met you?

From my experience, a professional email address/website/landing page and being very professional in your dealings with an end user goes a long way toward them trusting you.

I quoted low $xxxx, they countered $xxx, I countered high $xxx, they maintained $xxx, I said "screw it" and accepted.
