Agree absolutely, patience is very vital in this game.

Probably, the buyer was testing your patience when he stretched it for year and a half. I guess, most likely an individual rather than a company.

the buyer emailed me,quoted him $30k.after couple of weeks of negotiation agreed for a price of $13k.

Ajay I have completely reverse condition than yours, I have a perfect domain for end user and I mailed him,he quotes ridiculously low price and in reply I have not left any tlds for him for next 5 years.
Let him wait and his wait will going to cost him much more than he thinks,only way he has now is to change his business.(because what he does right now, it is the name of my domain)
