Landing page and other things to increase valuation of domain

Okay,

So I've read that a few more experienced people are creating landing pages to increase the value of their domains, as well as having a domain that lists other domains for sale in the same niche.

I guess what I want to know is, at what point do you know you should build a landing page?

To me the question is time/effort vs money. If I can sell a domain without a landing page for a half decent amount that's less effort and time. However lets say if the domain doubles in value because of a landing page, and any other extras, the time spend creating a simple Wordpress site, which is not hard, now that would be worth the effort. How much does a domain increase in value from having a landing page, and what else can you do to increase the value of it?

Experiences and thoughts on this please!

It doesn't increase the value of the domain itself to have a landing page. It probably increases the value of your reputation. Having a nice-looking landing page, an inquiry form, and maybe a short description makes your business more appealing and professional, especially if people are often directly typing in your domains rather than finding them on the marketplaces.

I guess the only costs are a one-time setup of a basic wordpress site or something similar, hosting, and a little maintenance. I'd say it's worth it. Working on my own landing pages now. :)

If you park the domain at Sedo or ParkingCrew, for example, and it gets significant traffic and/or revenue, that could also be a selling point.
Having high-quality, creative logos on the landing pages and in your site's listings could make your domains more attractive as well. You can see what that's like on brandroot.com.

All of this is going to be a waste of time if your domains are not great. And at the beginning, many of us probably have rose-tinted glasses when looking at our domains. You have to be realistic.
