How to flush out potential buyers

Okay, I'm getting tired of the anonymous e-mails from interested buyers using g-mail, hotmail, etc. It's very difficult trying to determine who is really behind the inquiry. It could be joe-shmo with a low ball offer or a company like Marriot Corporation (thsi really happened to me!) looking to get a great deal. Other than the usual e-mail address and name checking via Google, I'd love to hear some techniques for flushing out the person or entity behind the inquiry. Any comments would be greatly appreciated.

To each and every email. Soon, if its a phishing attempt, they will realized you want it at X price and will move on if they don't want to buy.
