.ca domain leasing

I have a US company interested in leasing one of my .CA domains - I have a couple of questions. I know what I consider to be the domains net worth
=$6000usd if purchased outright.

-what would be a fair monthly fee to lease, is there an annual % of cost?
-I can change the DNS to point to thier server, I will maintain control of the domain, How do I structure the WHOSIS so that if the US company does some "black hat" bussiness and I am exposed by being listed?
-what is a fair annual increase?
