I would go with the three word .net over the double hyphens. Double hyphens just seem spammy too me and I seem to have better luck in terms of SEO going with the .net instead of double hyphens.

well pokainc, I think I mentioned in first post that the domain i want has 3 words in it. reason is 2 word domain related to that are already reg'ed and none available.
ok there is one left but its a .net with hypen ! like Green-Buildings.net

Personally speaking, I've never been a fan of hyphenated domain names coz I've had bad experiences with 'em. I'd say go in for the .net over 2 hyphens....
