Web Design - BIG Project

I am seeking a complete website and backend system for a property (vacation) rental website... a good example would be a clone of www.holiday-rentals.co.uk and I would draw your attention to explore the properties advertised as the site needs a complete backend allowing advertisers to login and upload / manage / edit their properties.

This is a 'from scratch' project so you have a total free hand in design etc but I must stress that the backend is just as important as design etc.

Once complete I will also require a 'sister' site basically the same but for property sales as opposed to rentals.

And finally a proposition....
There are two ways we can do this 1) we agree a price, you design and get paid a 'one off' fee for your work. or 2) you design the site and then once running stay on to manage / update etc the site, choosing this option rather than a one off fee I would agree a generous profit share (ongoing) for ALL income from the site.
