How do you guys set your Buy It Now Price on domains you are selling? What is the basis or formula you use? Are you afraid of listing it at a price that might; shy away buyers so you list it lower? I definitely list my prices lower.for fear of that.

I don't price to lure in bargain hunters (wholesale), I price to qualify serious buyers (retail/end-users).

The right buyer isn't scared off by a strong price; they're motivated because the name is exactly what they need, and they know they won't easily find another one like it. Price too low and you don't just lose money, you risk killing the perception of quality.

A wellโ€‘balanced portfolio isn't all in one tier. You want velocity names under $5K that keep your sellโ€‘through rate healthy, midโ€‘tier names that deliver solid returns, and a small percentage of "moonshots" that might take years to sell but can change your year when they hit. That mix keeps cash flowing while still giving you the chance to land the big fish.

And this is how you expand your buyer pool: pair your BIN price with a Leaseโ€‘Toโ€‘Own option that includes a meaningful down-payment. That upfront chunk weeds out the tireโ€‘kickers, commits the buyer psychologically, and puts cash in your pocket from day one. Suddenly, even a $25K or $50K name becomes attainable for a business that can handle a down-payment and manageable monthly terms. You're not lowering your BIN price, you're making your price easier to swallow.

Bottom line: price with confidence, structure your portfolio for both speed and upside, and give buyers multiple ways to say "yes" while maintaining the perceived value of what you own, with room to offer a discount when it serves your strategy.

And it goes without saying that all of this only works if the quality of your domains clears a certain minimum bar. No pricing strategy, payment plan, or portfolio mix will save you if the names themselves aren't worth owning.

I generally put my own domains through the same evaluation process I do for others (When applicable). To be fair, I find myself leveraging the 25% rule a lot and then applying the add or subtract variables discovered to it for good measure and better accuracy.

This sounds like a lot of work ๐Ÿ˜‚

I just have a few buckets and chuck names in them based on a few core factors such as SLD registered and number of businesses using the brand. That captures 90% accuracy in 30s of effort.

I tend to over analyze everything in life, even the box of cereal at the grocery store.. lol

It's analytical OCD....

But then, its sometimes handy having the reference points to help draw a better picture for a business owner or start up that asks analytical type questions pertaining to their specific business model.

Being able to speak the same lingo and slang with someone submerged in a specific niche allows mutual trust to naturally develop without as much effort.

It's that warming up of a cold lead that increases closing potential.

In my opinion. ๐Ÿ˜‰

Probably true, but I only sell BIN and donโ€™t talk to anyone unless at gun point.
