What is a viable strategy for selling keyword domains to the companies who advertise on those keywords?

What data / arguments are to be made?

E.g., if I want to sell “AIOutboundSales.com” to companies that sponsor search results for “AI + outbound + sales”, what should I pitch? What is the value for them to own my domain? How do I argue this?
