domain NhaDep.com appraisal & sell/hold?

This is a tough one, for me at least.

I have received what may be a fair offer for this domain but am reluctant to let it go.

NhaDep.com

(means "beautiful home" in Vietnamese and is also the name of a local magazine, TV show, several stores and companies...)

The domain has good development potential for home improvement, decoration, architecture, real estate...

The domain gets significant type in and other traffic.

Unique Visitors per month*: 4,194 according to SEDO

It is a good earner on parking revenues, in fact it was one of my first domains and first parking successes so I am rather attached to it.

I just got an offer in the high $xxxx range.

What to do?!?

I am tempted, but stuck.

Here is the thing. It is probably a fair offer for the domain right now given its traffic and earnings currently.

However I have no doubt that in 5 years the traffic and value will have increased as will the revenues and that is just on parking.

If I were to develop it, I think it would be worth a whole lot more...

If you get high range xxxx, it is already good price. It see that this domain get only "344.000 " google results. It means that it is not realy very popular

I think you may be missing the point. The google results are not so relevant here as I am giving you the traffic stats. I can assure it gets traffic (most of it type in) and clicks and earns a decent return...

Question is what is it worth and would I be better off to develop it first rather than sell or keep it parked...
