You ask the buyer if they want to keep the domain at the current or transfer it to another Registrar. If they are happy to keep it at the current registrar, you simply "push" the domain to the buyers account at that registrar. Each registrar has a slightly different way to do this. So you should check how to do this at the current registrar. If they want to transfer the domain away to another Registrar, you need to unlock the domain at the current registrar and request the auth code from your registrar, and provide that to the buyer, so they can initiate the transfer to their preferred registrar.

There are some caveats when it comes to transfers. You cannot transfer a new domain under 60 days old. It will be refused by the current registrar as not complying with ICANN regulations. Often they will do this by not providing you with the Auth Code before the first 60 days has expired. But you cannot rely on that because some Registrars will provide you with the auth code, even if the domain isn't 60 days old yet. So simply check the whois, and if it's not 60 days old. You cannot transfer it.

Another caveat is, after renewal. For the first 45 days after renewal, although the buyer can transfer the domain, when it's received at the destination registrar, the domain will not have a year added to the expiry date. Only domains transferred 45 days after their original expiry date will get the 1 year increase to their expiry date.

Hope that helps.
