Need help with a Business Plan

Hey Guys,

Im about to turn my idea into a reality, but need to write a business plan, for potential investors/developers to read.

I've done some reading about business plans and they seem to be for existing companies.

Is there another document i need to read up about which will explain a business/idea before launch. I dont just want to babble away, and rather follow a professional document.

If so, do you know of any templates or any sites related to business startups?
