I need a little help. I have regged some domains and now someone is willing to buy one of them... But im new to this and would like to know how to handle this.

Could you please give me advice on the steps how to securely do this transfer?

Do I need a contract? I think so. So can you point me to a template for that things?

Because I think the seller dont live in my country (till now he only said the price he is willing to pay (and no its not the scammer who wants a paid appraisal. This guy emailed me already... )) so I think I have to care the tax and so on...

Someone? Would be fine if I can get help please...

Just secure the money with escrow, you dont need a contract

Would you recommend it for a USD 160 Sell? I mean USD 25 as minimum fee isnt that low.

So what about domains that maybe are sold for 20 USD. There escrow wouldnt make sense. So do you make a contract then? Dont you need some paper to proof the tax office where your money comes from?
