I have a domain that current recieves 100-200 unique hits a day and a potential customer wants to lease it and use it for a web portal.
What would you guy think is a good way to lease it out and for how much? Is a web portal for use only within a company?
Any help would be appreciated

I would not focus so much on how much money you could get out from this person. See it as a cheap way to improve the value of the domain name.

Basically you are letting this person increase the value of your domain. Later you can try to sell it to him, or somebody else.

just make sure you are not dealing with a spammer!

how would you determine if he is a spammer?

Well likely he probably wouldn't be a SPAMMER (for a domain name?). Does he have some kind of prove that he'd make your site a success? If not, I wouldn't bother wasting time with people like those.

Good luck

I don't know how to tell if he will be a spammer or not. I have never been in your position.

Probably there is a way to configure DNS for the mail server so that no emails can be sent through this domain name, while keeping the site still "working".

I have never tried it, though. The question would then be if he would mind that.

If I remember correctly there is something called MX that identifies the mail server's IP. Setting an invalid IP will cause the mail to seize functioning.

Your site might become very big off of him.

All emails sent/received contain information about the client computer that sent the message along with the route it took. Normally the the client is not the mail server, but it sends mail to the mail server. This is done after looking up the mail server's ip address on the MX DNS record.

It has been a long time since I read about it. But this is the general idea.

I wouldn't give me domain up to someone I don't know/can't trust. If it's delivering traffic, use it to your advantage and turn it into profit for yourself.

yeah thats kinda what my gut feeling is also. I guess i would rather develop it further or sell it outright

You don't need to give your domain up.

Just make sure that only you are able to to set the DNS info. Basically the interested party tells you what nameserver/IP address to use and you set them.

Just make sure that what ever he is doing it is "building" your name. If he just wants to park it then charge $5/month. Again, you yourself do any changes to the DNS, no need to transfer the domain

It's unpractical, but unfortunately it's the only way to lease without the risk of getting scammed. I would lease for around the same amount you get from parking it, so you don't lose out at all...

they probably just want to put up a ppc page, join a park company yourself to figure out an appropriate rate.

MIGHT is the keyword here.

I noticed that the opportunity cost has not been taken into account. As long as this guy uses the domain, no-one else can use, or buy it.

I'd rather sell (if I own the domain) or buy (if I want it) than lease... Leasing is a little risky for both parties, IMO.

yeah i kinda agree with that. Personally i think leasing is rather stupid from their perspective but i guess i will just throw out some high number out there and see if they go for ot. I would always buy a name i wanted rather than lease.

I'd lease just by changing the dns servers to what is requested and ask for double the current parking revenue per month
