Buying movie domains?

Lets say a big blockbuster movie is coming out like King Kong (just an example). The official movie site is www.kingkong.com. You do some research and find out www.kingkong.net is available to be registered.

Will you get slammed for trademark/copyright violations for buying this domain? Is it worth anything resell? Would you have to just park it in fear of having movie producers come after you?

Can you develop it into a fansite as long as you don't put ads on it without getting reemed?

You will may be get in trouble but you can change so letters in the domain :P, because most of the movies have TM
