It is about the eviction moratorium from the property owner's perspective.

The extension of the CDC order is particularly tough on smaller mom-and-pop property owners, many of whom have been running in the red for months, said Pinnegar.

These small independent operators own about 22.1 million rental units, which Pinnegar said is more than half of the nation's supply.

Already some property owners are struggling to meet their financial obligations and maintain their buildings, he said.

"Without rent, owners can't afford maintenance or capital improvements necessary to preserve the units," he said, which could have consequences that ripple out into the community and housing industry.

Owners also may not be able to pay the mortgage — which, according to Pinnegar's association accounts for 38 cents of every rent dollar. That puts millions of rental units at risk of foreclosure.

This is what gets me about the way the US approaches this. They laugh about North Korea keeping Covid numbers down by shooting those who test positive, but the approach in the US is not all that different. They have these poorly thought-out lockdowns that will indirectly cause all kinds of problems and deaths - and they never consider the cost-benefit of those actions. It's all about Covid-19 numbers. If 20 deaths from lockdowns prevent one Covid death, they call that a success (because they are not counting deaths from lockdowns). It's insane.

A couple months back, Japan declared a state of emergency here, and asked food and drink establishments to close at 8pm. They talked about fines, but haven't followed through, thankfully. To compensate, they pay every such establishment about $15,000 USD per month. Unlike the US, the vast majority of such shops are mom and pop, and are more than happy to take this deal. I know one guy who opened his shop maybe a month before this, and it was looking bleak until this deal came along.

Of course, Japan spending (and printing) money like this will eventually collapse the yen. Yet, the US is also in the process of collapsing the dollar - but the only recipients are wealthy bankers and Wall Street financiers. At least here, the people are getting some of it. And the smart ones are using it to buy non-depreciating assets.

And the schools being closed for so long? I am not a big fan of state schools in general, but again - just insane.

Industry transitions are not fun, but as Exxon has discovered, haughtily dismissing change does not stop it from happening. The best executives know getting ahead of it is the key to financial success.

European executives take lead in fighting climate change

The top European oil companies unveiled their strategy for addressing climate change on Monday, but unfortunately, the Americans are too tied to right-wing politics to take a leadership role.

Unfortunately, conservatives in the United States have worked very hard and have succeeded in turning climate change from an issue of science to one of faith. They speak of believing in man-made climate change as if it was a pagan god or something.
