In my opinion many people are underestimating the future value of the .app domains, and how they could possibly be linked to future products relating to "Augmented reality" and AR platforms. It seems that the days of "downloading" an .app will soon be obsolete, and the app of the future will be lived streamed to different devices like refrigerators, alarm/entry systems and purchases. Having the .app domains tie into that system with the use of keyword phrasing could make the Google owned .app domains very valuable if they are good, quality names. These domains are perfect for use on these new systems as the technology progresses and moves forward into the future.

I see the development similarly, there will be direct one / two word domains which can be very valuable, not necessarily resold, but developed to basic PWA e.g. datamodel.app arstore.app etc.

Your reasoning is flawed because there is no correlation between domain extensions and technology.

Countless examples have been made over the past for example:
  • .mobi is the future because the Internet is increasingly shifting to mobile [done]
  • online video is booming, .tv is going to explode as a result
  • .travel will thrive because it's one of the biggest online industries
  • .asia is the future because this is where growth is, and it represents roughly one half of mankind - how can you discard that massive population
etc etc

.app is nothing special, it's just one extension among hundreds of others. The fact that it's carried by Google doesn't make it any different. Google was a .mobi backer too. It's an influential player for sure but they have failed at many things too.
Maybe they will find a niche for .app but aftermarket sales will remain elusive. If you can't sell these names it's not their problem.

TL;DR: there is no need and no demand for hundreds or thousands of purpose-specific extensions.
