well i saw yocka.com at an auction site, first i thought about buying this 5L.com for the price quoted as it is easily pronounciable and people can tell the spelling correctly for it, but i checked the valuation of yoka.com whose valuation according to traffic by estibot is $1,200,000.

so i wanted to ask, is the branding potential for a 5L.com decreases if it can be spelled almost similarly in 4Letters and also would it be difficult to find a high-end buyer considering the fact that a 4L.com with a similar pronounciation is already there

I'd stay away from yocka -- it has UDRP written all over it. If the domain's spelling is easily confused, that will certainly hurt it's value.

There aren't many "high-end buyers" for 5L.coms at the moment -- almost none actually, aside from endusers.

UDRP aside. Now only concentrating on spelling, I don't think it matters too much, I would spell yocka as yocka before I would spell it yoka, also this thinking doesn't seem to stunt 4 letter domains in price where the five letter would be the obvious spelling choice for a name either ie: pelo.com, pello.com
