I think before you can think about selling a .be or even asking for an appraisal, you should add some value to it.
And by that I mean development.
Do something with it, create a site, even if it is just a demonstration of what you think the site should be doing for the end-user.
Create traffic for it. How? I don't know, I'll leave that up to you
But before you go hawking your .be in the hope that it will turn a quick profit either have it set up and running as you envision it, or be able to show some kind of traffic stats.
Because a .be is nothing like a .com. There are millions of people out there who have no idea. It has a recognition factor of 0. And it cost $0. And if anyone makes more than that then they will be an exception which proves the rule.
