Step by Step Domain Transfer to new owner?

Hello Everyone,
I am about to sell a domain and am trying to understand completely how it is done so that
I can provide my customer with all the appropriate information and just do things correctly.
I was able to receive some information from my registrar DomainDiscover, but still have some
confusion about how it all works. I am wondering if someone could take me thru one step
at a time-or refer me to a thread or other resource that has answered this?
One of my first concerns was to understand what exactly is the point of actual legal transfer
of the domain and I understand I think-that it is the "transfer code" which accomplishes this.
So the transfer code is the "key" that gives the new owner final possession. I would like to give the new owner who is also new to this, the information they need to understand how they "take possession" and what to expect in terms of how long the process will likely take and what to expect etc.

Transfering to another registrar:
1. be sure you have diactivated any "lock" you might have had on the domain name.
2. find the auth. code for the domain name, sometimes called security code, depending on which registrar you use (if you cant find it, contact the support)
3. the buyer starts the transfer
4. the seller gets an e-mail and has to accept the transfer (its not necessary to accept the transfer, but it goes faster if you do).
5. I have experienced that some registrars also ask the buyer to accept the transfer, like 1and1.com.
6. then you just sit and wait until the transfer happens.

Transfering in the same registrar (also called "to push" the domain name):
1. the seller gets the buyers e-mail and id and push the domain name to the buyer.
2. the buyer accepts the domain name.
3. done!
GoDaddy.com and Moniker.com allows push BUT 1and1.com does NOT!
