I see quite a few people selling PR (3, 4, 5, whatever) domains where the domain itself has PR0, but the www.(domain) has the PR listed in the sale. I've been told that if the domain itself doesn't have PR, then it "doesn't count". In other words, the potential buyer doesn't recognize the PR with the www. prefix.

For instance, I have www.pinotgris.net, which points to my wine blog http://pinotgris.blogspot.com

www.pinotgris.net has PR3
pinotgris.net has PR0

If I wanted to sell the domain pinotgris.net, should I list it as PR3? What are your thoughts on this?

yes, you should list it as pr3...only if your buyer doesn't know about search engine optimization...
