.org surpassing .net? And TLD SEO Ques.

Seeing Sedo's weekly sales, I'm again reminded of my lack of understanding of the valuation components. Specifically, there is a note in domaining.com that .org's are really coming on strong. My question is really although it is recognized w/o/? that .com is the Park Ave of the tld's, what makes a 3rd Ave tld, say net or org that is SEO'd to the limit by experts and thereby getting more traffic due to its appropriate use of tags, keywords, content, etc., worth less than its Park Ave .com sibling, that may not be optimized at all, and just sits there like a a/pretty/blond? (no offense to blonds)

"Tags, keywords, content" or anything else residing on the website site on that domain would not make enough difference on the price since all that same can be quite easily duplicated on the .com version and it will over time do at least as well as any other extension. And the potential for type-in traffic for .com will be better.

A developed site (when the site is included in the sale) in some other extension can definitely be more valuable than just a .com domain name alone.

What isn't as easily done is external, such as backlinks.
I don't know if there are cases where an aged .net or .org (just the domain, no site included) has sold or been accurately appraised for more than the same in a .com that did not have as many backlinks, residual traffic, etc, but I assume that this could have easily happened? (Again, just the domain, no site included).

Certainly non-english ccTLDs domains have sold for more than the same in a .com?

I own a .com and my friend bought the .net of the same domain, one day after me. We tested to see who would rank quicker for the exact phrase. I hardly did any seo on my .com, built a few links, wrote some posts. He on the other hand did articles, tons of blog posts, and totally optimized it. Within a month we were both ranking for the same term, me ahead of him. Now, he ranks #1 for the phrase (it gets searched about 20K a month exact in Google Adwords tool) and I'm on the second page, for the exact same phrase. So I'm of the opinion that tlds aren't as important in ranking as the actual seo efforts you put into your domain.
