How to protect intellectual property?

I am looking looking for investors for a website around
a domain I own.

The issue is, how does someone share a unique idea with
possible investors, without having it stolen?

Obviously I can do a confidentiality / non-compete agreement
but someone can easily go around that, without the indiscretion
being traced back to that party.
