Feel free to discuss or elaborate your answer.
In my case I say niche on three levels. Find a niche you know well and stick to it - and also to find a niche that is not developed widely on the Internet and could benefit from a website. Use tools like google adwords to find unregistered domain names pertaining to a certain niche (vintage baseball cards, Ireland vacations, llll.com domain names, chocolate bars, South American wine, etc...)
And on a third level, end users are looking for a niche based premium .com they can use (or other top extensions) (ColoradoHomes.com, SouthCarolinaCondos.com, HuntingForum.org, MichiganDoctor.com etc...)
