discuss Domain leasing providers/agreements

I was wondering if you can share your recent experiences in domain leasing service providers, I've did several agreements in the last where I'm the seller to lease domains to buyers with buy option during the agreement (short term ones with low values) but in this case its premium domain with possible high monthly value and big buy-out option during the agreement, So i wanted to hear from the community which service providers you have been using and how to protect the buyer in this case from making the domain so popular then the seller change his mind and sell it to someone else
