domain 150 UQ a day and CTR 1%. How to appraise it?

I got typo domain with 150UQ visit a day but very low CTR (about 1-2 %). It's typo of very common blog/relationship website (I don't want to give a name).
Somebody want to buy a domain from me. How to appraise it when revenue is so weak? I read somwhere that 1K UQ cost 5$ (is it true?). Should I appraise only traffic or what?

Typos are worth 12x to 24x monthly revenue typically.

More traffic generally means higher revenue, that's all.
