I was wondereing what is the thing that makes the prices go up when selling a domain. Is it , search per month or backlinks that is the most important thing when choosing a domain?

for example the domain : prayingneighbor.com has pr 1 and 85 backlinks but no search results. (it is already taken). what would this be worth based on BL and PR?

the domain : depressioncures.com has 880 direct searches, but what is it worth based on only the searches? ( it is also taken)

(which of those would be most worth you think?)

Depends what you plan with specific domain. If you plan to resell it, in that case those two mentioned may not be important at all, and also may be very important. Again, it depends to whom you plan to sell and what are his/her preferences.

It is hard to determine domain value. To someone it may be worth thousands, and someone would not take it even for reg fee.

If you plan to develop it, then it is important exact search and backlinks, both together, but I would say exact search would be more important and you should do just good SEO to launch it high.

If you plan to resell it, you should pick the one with higher number of potential end-users and niche in which is bigger money.

I do not consider either of the two examples you have listed as simply domain names. Because they are developed websites; there are a many criteria for which to base the value for a developed website, including the domain name itself.

Some valuable insight might be cleaned from a look at completed sales over at Flippa. It helps to have accurate statistics, such as traffic analytics and generated revenue based over at least a three month period to gauge a developed websites potential inherent value.

Does the domain make sense or describe a profitable business sector that would have many end users.

Over the last 10 years or so of selling domains I think I have only had 1 end user ask for traffic stats as they usually buy the domain strictly based on the name itself and did it work for their business either in a generic or brandable descriptive form.

End users you can sell domains that make sense with zero traffic. As soon as you see "can I have traffic stats" you are usually dealing with a domainer which generally won't achieve maximum resale value.

traffic/backlinks are nice for parking or holding fees but I have made more in selling domains with minimal/no traffic to end users then parking income or a domainers offer could ever produce

buy expired domains or from domainers, sell to end users
