According to: https://porkbun.com/blog/domain-name-price-increase/ prices on 204 extensions will increase by A LOT on October 4th....upon checking some of them by up to 12x!

The registry in question is Identity.Digital, here are 3 extensions that will be most affected by their greed (using porkbun prices):
.life is currently $2.04, after increase it'll be $24.50-$27.00 (about 12x increase)
.guru is currently $2.55, after increase: $28.00-$31.00 (about 12x increase)
.live is currently $2.55, after increase it'll be $21.50-$24.00 (about 9x increase)

Does this mean that .com domains will become even more valuable? and by how much?

The views expressed on this page by users and staff are their own, not those of NamePros.
Are you comparing current registration prices to future renew/transfer prices? (I think Porkbun's "New Estimated Price" refers only to the latter.)

.guru currently costs $25-27 to renew, so $28-31 is not a huge increase (still sucks though).
I'm pretty sure the promotional registration prices will continue or come back intermittently.

Estimates are based on the wholesale cost, not considering any applicable promos as that was already a lot of math.

These 3 are not much famous so why hike in price?

Probably more renewals than new registrations. All the money comes from renewals so they want to squeeze people.

Most successful gTLDs beyond their first year have more renewals than new registrations. Without seeing the before and after prices for these rises, it is difficult to estimate the impact but the more times a registrant renews a domain name, the more valuable the registrant considers the domain name. Price increases seem to be a constant. (Was looking at some old .COM prices from 2013 and they were much lower than today's prices.)

Keep investing in pseudo-extensions.

It’s the same song and dance….

This happened before with Uni ngTLD extensions! will never forget; only .link spared exorbitant price hikes lol.

It was the beginning of the end of Uniregistry…
