I know appraisal softwares may get you wrong prices but
I do not understand why some domain appraisers at several forums tell you less prices than simillar names sold before.

The best way to find the right price is to check the prices of already sold names at domain auction services:

In their defence, perception of value can change with every passing second and the sale price of a domain doesnt mean a similar name will fetch the same.

You are right in that an appraisal should, at least, take into account sales of similar domains. Absolutely.
There is no set rule though and domain valuation is always giong to be based on personal opinion no matter how much background information you can dig up about it.
