Massively undersold if you ask me, that's a $1 million domain, although of course we don't know the sellers situation, they may have cashflow problems and have needed a quick sale.

This doesn't actually surprise me. Occupancy rates are super low in big office buildings in cities all over the world.

The purchaser needs to achieve an occupancy rate at a sufficient level, and at a sufficient rent, to cover the upkeep and maintenance. Which isn't easy when every other office building around you is half empty because the world finally embraced remote working.

The Portland one though looks like a bargain because it looks suitable for conversion to luxury apartments on the upper floors and retail on the ground floor. That will increasingly happen to large office buildings, they will be converted into apartments and student accommodation. I don't think it is as clear cut for those Baltimore properties.
