id say fair vaule is 800 ,you can probably sell it fast for 200-300 and you can probably sell it to a company like aarp or a life insurance company for up to 2000

You'd have to have a clear plan to build in my opinion, I'd say sell for $450 now or just hold on to it another year and maybe get $1000.
