Selling a website

I know how to sell a domain and transfer it to the seller and all that jazz.

But how do I "sell a website"?

Obviously I don't want to turn over my hosting account to them! Just the files in the public_html directory?

How do I "transfer" a website?

Yes, that's correct, and sometimes the mysql files also.
