I contacted a broker for few names and he/she mentioned 3 conditions as basis for the request. I am confused with this one.

c) I understand that if the domain name is sold I will be responsible for the transfer and escrow fee. (10% of the final sales price or a minimum as stated on our price list, which ever one is greater)

How will I be responsible for the transfer and escrow fee, since I am the one selling the domain.

In a regular sedo transcation, the buyer pays escrow, 10 % of sale is deducted automatically.

Huh?

The buyer gives Sedo all the money, yes - but the cost is transparent to the buyer, while it comes out of your disbursement. So really you are paying it, not the buyer, despite your never actually seeing the $'s in your bank account. Look at all of Sedo's contract language and you'll see the same (Sellers' fees, not buyers' costs.).
