Most Cost-Effective Ways to Promote new site (outside of SEO)

I'd like to get some ideas on where will I get the best ROI on advertising a new real estate site (site will cover only one state in the phase 1). PPC can get very expensive and running banner adds on Realtor*com can get costly as well. Anybody had any experience is rolling out new site?

Use PPC only in that case if you have enough budget. Else try to get traffic via organic way. Do simple SEO of your site and you will get huge amount of traffic, also focus on social media sites for marketing and promotions.

PPC is very expensive in our area. runs about $2to$4.5 for some towns. Buyers are hard to come by in todays market...

I read DNNinja's reply about offline marketing and I just wanted to share what I'm going to do for offline advertising and I hope it helps.

I own a blog so for offline marketing I decided to make a shirt through Zazzle.com (cheap) with my websites logo, url and maybe a little slogan. Then I would look in my area for a related event (Eg: gaming expo) and enjoy my day looking at all the cool things but also be advertising my website offline.

Also while writing this i just though you could always buy shirts in bulk with the same thing and create a contest for free shirts.

But yes I totally agree with word of mouth but that's a little tricky when your just starting out unless you have a website that can attract school kids cos they love to gossip.
