I am interested and have a background in SEO. But I am not sure what you are thinking will work, at least for a large pay off.
The laws in other countries scare me. Actually, laws in the US scare me also.

While it may not make any difference, I think what you are doing could be considered "bad intent". That is, you don't have the domain for what you can do with it, but for what money you can make from another company with the same name and a different TLD. Now the fact that you have STATED your intentions, could be used against you in a dispute.
My concerns are:
First, that you many not have the ability to make a site that is successful enough for this other company to buy.
Two, that the company may not be in a position to buy your site in the future. I mean, if they can't even get the .com version of their domain before this, how well are they running the rest of their business? .cc???
Three, if they are big and have a lot of money, they could go after you when the realize what you are doing. Sometimes a company will spend more money to take something from a person than they would have to just pay them directly.
I think you are in a good business position, but I think there are different ways to go and you need to determine which makes the most sense from a business and ethical standpoint.
The situation is something like getting a business location that is on a busy street with lots of off-street parking. The other company is on a side street or maybe a dark alley.
At this point without knowing the domain, I think the best option would be to try and put up a site that is either on a related topic, or one that is "informational" like with articles and a blog. You could have paid advertising on the site and make money that way, without selling the same products or services as the other company. You can make some money from your domain and you may also have the possibility for other buyers. This company may have a competitor who would love to get a domain like that...!
Some may not agree, but if it was my site I would put a small notice to tell people that if they are looking for the company's site to click here. This removes any idea that you are trying to "fool" people into thinking your site is the company' site, and if they see the traffic coming from your site it may attract their interest sooner. Of course if they contact you the first time you need to tell them you are not interested in selling at this time.
