Hi,

Similar sites in my industry are getting big investments of $500k - $1 million USD for a percentage of their company. However these sites cover the entire industry which makes about 2 billion dollars annually in revenues. My site on the other hand had no investments and is focused on a sector of the industry that is smaller but generates 500 million US dollars annually (about 1/4 the industry).

My site doesn't have the traffic like the other communities do but it has the top search result for keywords the industry is recently turning to. I'm on top of the other communities websites when it comes to these particular keywords. This is why most of these sites that had a 500k+ investment are partnered with mine because they know the sector of the industry I'm in is going to explode in the next coming years.

I have had many companies contact me for marketing and advertising but no one who would want to invest for 50% of my website.

I don't know anything about business and how to convince people to invest. Do they come to you or you come to them? Can someone who is knowledgeable in this field tell me what kind of steps I need to do to get a smaller investment of $100-200k? Do I need to be a company first? Do I have to generate money?

GmerDomainer, I guess you should find some professional consultants in the field and ask them to give you some advice. what's more, no business is easy at the very beginning, just try your best. I think you will get what you want later.
