Hi,

I know this is waayy too many characters than we like but... 165,000 exact GMSV with $6.48 CPC, so I thought it might be worth something. What do you think?

Houston / TX / Foreclosure (dot) com

Yes it's super long, but great search volume and great CPC. Is it worth anything?

As always, I appreciate your time and welcome honest opinions.

I think it's worth something, that's a very good search volume..... Not sure of value, but this would be PERFECT for a minisite...I think it'd bring in a decent monthly income with a nice uncluttered minisite...

Hm maybe I'll make a minisite and see how it performs. Might be a little hard to rank for that keyword though. It would take some time/effort, which is why I was thinking maybe I'd sell it to someone else who wants to develop it.

Any opinions regarding actual value?

Is it correct to think of it this way:
165,000 searches * 10% actual clicks = 16,500 visitors
Approx. $4 ad revenue per click * 5% of visitors actually clicking on ads = 4 * (16,500 * .05) = $3,300

So the approximate value of this developed minisite would be around $3,300/month, +/- $1k.

Is that proper reasoning for an appraisal?

I don't believe the search volume is correct.

If you look at the search volume it shows 40,500 Global Search Volume, but 165,000 in July.

However the term "Hoston TX Foreclosures" shows 22,200 Global exact, but "Not enough data" in July. There is no way those terms would have such a gap in search volume.

The term is taken in .COM only as well which is normally an indication of keyword popularity.

The term only has 5 advertisers in Google. That is not much competition.

Also, your math is way off.

1.) There is no guarantee that 10% of users searching for a term would even find your website, much less click on it.

2.) The ads fed in will be for several related keywords. There is no guarantee of $4 clicks. The average would end up much lower than that.

Ok so let's take the search traffic as 40,500 then. That's still decent volume.

For the 10% clickthrough there is the assumption that the site would appear on the first page of Google results for that search term. I can make that happen. And it's an approximation anyway. So let's lowball it, say 5% clickthrough. And let's lowball CPC revenue to $1 average.

So then it becomes...

40,500 * .05 * 1 * .05 = $101.25

Do you think $100/mo is a realistic value then, assuming the site appears on the first page of Google search results?

I know about the notes market.

This domain is only gonna be worth anything if you pump it to the top of google and get one of the major sites dealing with foreclosures to buy you out.

Otherwise, they can buy ***foreclosures.com for reg fee and just be done with it.

Sorry. Worthless.

Alright, I'll try to do what I can with it and see what happens. Thanks.
