Do you think some people are confused about what a domain name actually is? I wonder if its worth clarifying the difference between a domain name and a website is in some of my email sale pitches. I suspect that some people look at the landing or parking page and think that's what their buying.

Does anyone address this in their sale pitches? Has anyone dealt with a website registrant or tech contact that had this misunderstanding?

I see that some domain sale services offer 'for sale only' pages without any parking ads, perhaps that's how the confusion is being remedied.

If you try to clear it up you might make the potential buyer more confused.
Believe me - they'd rather ask a reliable friend "what a ($*# this guy is talking about" than trust your word for it.

Try to concentrate more on making your mails short and to the point.
I close mails when I'm halfway reading if I get bored of their content.
If I can't understand what you want in 10 seconds it's very likely I'll stop reading. That's just me. Maybe others are more patient.

Domain name = Empty Land
Website = House built on land.

While dealing with Mom and Pop businesses, one may face a similar situation where most of the business owners are not very tech-literate, but I would never include details of what a domain and website is in my sales email.

TIP: I am currently developing couple of domains based on the method shared by @Domain Lead Finder. You can find his post here. This method would not only highlight the possible usage of the domain I am selling, but it can also add value to the buyer as they'll be getting a lander page for free; along with the domain.

Thanks @Brian Baird for bring this topic up.

Before this thread I would have explained the difference, but after reading the comments above I see how much of a mistake that would be.

Keeping your email short, simple and to the point is definitely the way to go. If they are really interested then they would ask a close friend for an explanation of what the difference is.
