I'm looking for advice on how to lease a domain. I would prefer to buy it, but the sale price is too high and for reasons I don't wish to disclose, I'm happy to lease it for a year or maybe longer.

The owner of the domain is in a foreign country and, assuming I could get an agreement, I don't know how to enforce the terms legally. I'm worried that if I got an agreement, what if they decided a few months later to back out and change the name servers or something. If the person was local, I could sue (but even that is not something I want to ponder). Is there a company with a domain leasing 'escrow' service to ensure that I could control the domain during the term of a lease? Would a company like Moniker, that has a regular escrow service, be willing to take on such a non-standard responsibility?

And more generally, does anyone have any experience leasing a domain? Were there any problems, anything you would have done differently, or any other things I should think about up front before brokering a deal?
