Is there a set formula of how much to sell a developed website for?

Just wondering if there is any sort of way to know how much your website is worth once its developed, I would imagine things to look at would be:

Domain name Appraisal
Domian name Brandability
Unique Visits a day
Backlinks
Monthly Revenue brought in by ads

I once saw someone trying to purchase a site for what 20 days revenue brings in on the site, is this a common practice? Above what one should pay? Below what one should pay?

Just wondering because I have been getting into domain buying but soon along with domain buying I am going to start developing sites and want to grasp, in case I want to potentially sell a developed site, what to look at in terms of what it is worth. Thank you!

A generic rule of thumb has been 10-12 times monthly net income. However, that would be people buying based on current income. On this forum things like the intrinsic value of the domain probably get more value placed on them.
