.com is both the name of a an island and the name of a hotel that is located on the island. There are other things such as condos, retail businesses, etc. on the island, but the hotel is the "main thing" there.
If you make the site about the whole island including all features on the island and google ads serve up ads for the hotel, is that ok or a bad faith registration?
In other words, the business model is to benefit from the fact that the .com is the name of the hotel, but the site is made to describe the whole island with facts, map, guides to interesting things, etc.
Is it OK to mention the hotel on the site and on the included map?
Would it be a bad idea to approach the hotel now? Would it be better to wait until I have the site described above?

Develop the site as you describe. imo. I wouldn't use the hotels' name except as maybe a listing of hotels on said island. Make every effort to not show ads to sell rooms for the hotel etc to be safe imo.

I wouldn't contact them as they will likely try to make a tm claim if you do, or they discover you are showing ads for their hotel.

Any attempt to benefit from their name/tm is a big no no and will instantly get you in hot water.

Just [not a lawyer] IMO.
