Brokering website(s) sale - Need Agreement

Hi all,

I am brokering the sale of several websites along with come domains.
Can anyone point me in the right direction where I can find some sort of
Website brokering agreement between me and the Website(s) owner.
The sale is pretty much a wrap, I just want to protect myself and give
myself the best chance of securing funds.

I'm willing to pay for this information. Sorry if this isn't the appropriate
section.
