I've been in the domain-game for about a year and I must say, thanks to some development (ads/affiliate) and recent sales I'm at a break even point, so everything is profit from now on. Some may know from my introduction that I'm a beer wholesaler and have a beerfirm (brewery without a brewery). Now I'm taking the next big step!

And I'm happy to say that with my own money and 2 small investors the plans reached "GO" stage!

This will be the setup!

A 3 vessel (Mashing/filter + Boil/whirlpool + Hot water) setup to brew 460 liters per batch (~4bbl). We're going to set up in a small house we're renting in our own street and there is enough space for a small tasting room.

Just got word from our supplier and the last investor so...

The beerfirm is Domein Reynaert, we're from Belgium (Flanders) and we're named after a local saga of Reynaert de vos (Reynaert the fox). It's a tale about a mischievous fox who steals, rapes and kills.
In the story there are a lot of other animals who want to bring him to justice before the king (Nobel, the lion). We are going to make a beer for every main character animal in the saga.
Currently we have:
* Nobel (the lion) - 6% - a pale ale (Spécial Belge)/hefeweizen hybrid. By using 35% wheat and a low mashing temperature we create a light sour to the caramels
* Ysengrin (the wolf) - 9.5% - a Belgian style Tripel with Nelson Sauvin hops, gives a full and tropical fruit aroma and flavour.
* Bruun (the bear) - 14% - a brown barley wine with honey. The strong sweet caramel and honey go fine together with the strong alcohol. Degustation beer, pairs great with chocolate and blue cheeses.

With the new brewery we'll add 2 beers to the range next year and we'll start an experimental range called "Malpertuus" (the name of Reynaert's favorite castle) that will be brewed on our 100 liter hobby/pilot installation as limited editions.

Always great to hear people taking a chance on a new venture... Even more so when the venture has to do with something they are passionate about.

I've got an update that I wanted to share...

So, the deal went bust just days after I posted here. The owner of the home we where going to rent forgot to mention that there are a few building violations that are cause for a complete demolition of the house. This came to light because I had to re-zone the house for the brewery. After a sit down with the owner and the mayor (owner is a farmer, mayor too) we had come to an "agreement".
  • I shouldn't have rented the building for a brewery
  • If I still want to brew, I should do so without any permits because they can't be given on that location
  • If I decide not to continue rent, the mayor will make sure the owner can still rent out the house as a home instead of a business and he will make sure that the zone-ing civil servant will get a review if anything is done to the house or owner
  • I should have known this and not rent, so the first month payed isn't refundable (IMO the owner should have known that there couldn't be a business and shouldn't have rented me the building but ... )
Long live community corruption.... :s

So, I've lost the building. Aprox 60m² so it would already be very thight... (this 'll be important in a sec...)

The search for a new place was hard. Over the course of 1.5 month I had meetings, sightings, multiple contracts to read .... Until...

I'm not big on religion/karma/cosmic/... but
If it wasn't meant to be, it's because there is something better planned for you

And so there was.

We have found a dream building!
Zoned right, 230m², possible to rent 400m² storage on a 2 week notice, beter location.

We even got an extra investor from this ordeal!!
So, with a 2 month delay we can now start work on the brewery, again. This means just a few more long nights making plans, working on the social media plan, planning our 70m² taproom, ...
Got invited into 2 local business committees and even got 4 gypsy brews on order for januari to celebrate our first very own brews, 2 confirmed tap takeovers for this summer (taproom will open before brewery, but with equipment installed (because it takes a while for permits)) AND a colab with one of my favorite local brewers!!
I haven't made a peep yet on social media or to friends and already people from the community are asking when we'll open. It's going around :)

Just had to get this off my chest because of *H*A*P*P*Y* and wanted to let you guys know how far we are in the plans.

Man I have been into domaining since 17 years and yet buying beers from outsiders.

I wish I could do something like you.

On other hand can you PM me the rough estimate of your brewery? And how you partners are going to share the expenses as well as profits?

I don't live where you guys are living so thankfully I won't be drinking free beers off our company. Otherwise :( It would have been a corporate disaster.

But I am serious about knowing those figures if you do get time and could PM me those figures. If you don't want to disclose it then also it is great. I can understand that.
