Rule of thumb: any domain name you can hand register is not worth anything unless you are the end user. In this case, since you are developing the domain, it is worth the registration fee to you. For resale, it is worth nothing.

I would most certainly not pay $900 for this domain. I think it's an OK domain, and would buy it (as a reseller) if it fell into the $125 [max] range. If i was planning on developing it, i would spend maybe $250 at the most. Consider how long it will take you to recover your investment...

The extension only brings in value for extremely strong key words. You can still hand register a number of one word medical condition domain names that are shorter than yours in the .at extension, so i would say the value is registration fee.
