"vegas boxing" has 80k returns on google and is a TV favorite for some. You might have some luck with a casino picking up the name, as the .net extension suggests a tv connection more than .com. Just barebones, I'd put it somewhere in the $xxx range. If you get a casino interested, that may go up a bit.
"Citizens Bank" (w/o the apostrophe) gives 2 million returns, but you will have TM issues. Without the TM issues, it's worth quite a bit, but since the bank would be your best buyer.... (In some respects, the .us extension helps rather than hurts, since it lends focus, but again the TM issue looms.)
"motor inns" gave 230K returns, but the term appears to be more internationally used than a common USA expression (Brits and Aussies, especially). It would probably appeal to searches in that fashion. Naturally, you would be best off if a chain like Sundowner or La Quinta picked it up (with motor inn as part of the name) or some other franchise owned by Brits. That value would be significantly more than for others. I wouldn't be surprised to see high $xxx to low $xxxx in that case, but generally speaking, you'll only get the higher price from a related business. Otherwise, much lower.
"apple picking" gave 370K returns that were all over the map. Maybe your highest value would come from an orchard or orchard related conglomerate (like Washington Apples). However, I don't think they would go much higher than $xx with the .net extension.
