It's not wrong, but it's not particularly useful either because the likelihood of a domain without any inquiries for ten years selling for a huge amount of money after having been picked up in a recent sale is as unlikely as winning the lottery.

Naturally it depends on what kinds of domain you're holding onto. If it's an ultra premium domain the lack of inquiries may be due to restricted budgets among the potential buyers, in which a high offer could eventually pop up. But if you're holding on to businesschaser.com then you're just fooling yourself.
