Selling .ca domain, help.

Hi,

Im selling a .ca website, but I heard I can only sell to a Canadian.
Is this true or what are the rules for this?
Its regged at domainsatcast.ca.

Just looking at a site, it says.

Can individuals register a .ca domain?

Yes.
You may register as a Canadian Citizen or Permanent Resident.

Which I am thinking you must be canadian to own a .ca.

There are many ways you can sell a .ca - as long as they meet the residency requirements. CIRA.ca has a complete listing of what those requirements are. Clearly being a Canadian citizen qualifies, but so does a international biz with Canadian connections. Ask the buyer - most will already know if they meet the requirements or not.
