I own a few hundred domains.
I have them for sale [I use Spaceship landers].
But I'd definitely build out a dozen or so of them over time.

But I feel like once you do any sort of development, the game changes.
Would a visitor know (or think) that your domain would still be for sale?
Should you publicly state that the domain name is for sale?

Curious how you guys handle!

It depends on what kind of development you doing. If it's just ad/affiliate site then sure - I'd mention that the site is for sale.

If it's a small business you are trying to build around a subscription-based model, then ''no'' - it wouldn't look too serious.

And if you just want to fill it to the top with AI-generated content, then I'd put FOR SALE in huge letters somewhere on the first page ))

So it really depends on what your goal for the development is.

How you handle this really depends on where the project is at. If it's just an early experiment, putting up a straightforward "for sale" banner works completely fine. But once you have actual paying users or steady subscription revenue coming in, you will want to pitch it as a proper acquisition that includes the domain, existing assets, and customer base. XD

Yeah, totally with you.
I think if I were building a tool with the goal to have paid customers, I'd definitely not have listed for sale.

I think for me, the only play would be some sort of content site that maybe has free tools.

I know that when someone really wants a domain name - whether it returns NXDOMAIN or simply isn’t listed for sale - they’ll usually try to contact the owner, even if there’s no landing page.

I'm with you here for the savvy buyers.
For the handful of names I've sold, I'm not sure they would have done this.
[I mean 2 of the names I sold have a LOWER price on the sales page, but they never directly visited it --- they most likely just typed it in GoDaddy and were led to it... so they paid a higher price due to their lack of knowledge.]
